What this means for buyers and sellers

Buyers have far more to choose from than last winter: 32 homes are active now compared with 11 in December and January. Homes are still selling close to asking (99.3% of list), but they are averaging 60 days on market and sellers kept 95.2% of their original price, which points to price reductions before contract. About 3.1 months of supply gives buyers more room to negotiate than at any time this year.

Living in Carolina Park, Mount Pleasant

Carolina Park is one of the newest master-planned communities in North Mount Pleasant, with its first homes built in 2015. It sits off Highway 17 North and stretches back toward the Wando River, with neighborhood schools, parks, and a mile-long boardwalk and trail system. I work with buyers and sellers here every month, and this page is where I share what is actually happening in the market.

Who Carolina Park suits

Carolina Park draws buyers who want newer construction, walkable amenities, and schools close to home, without leaving Mount Pleasant. Families like being able to walk or bike to school and the Residents Club. Move-up buyers and relocating buyers like that most homes are less than ten years old, so there are fewer surprises at inspection.

The sections of Carolina Park

Carolina Park is several neighborhoods in one, and price and lifestyle vary a lot between them:

  • The Village at Carolina Park and The Towns at Carolina Park offer smaller single-family homes and townhomes, and are the most accessible way into the community.
  • Restore at Carolina Park is a newer section with its own mix of home styles.
  • Riverside at Carolina Park is the luxury section along the Wando River, with custom homes on lots up to a half acre around 20-acre Bolden Lake and Bolden Park. Riverside homeowners have their own Riverside Lake Club.

Amenities

The Carolina Park Residents Club has a junior Olympic pool, playground, tennis courts, and an open-air pavilion. Bolden Park and Bolden Lake sit at the center of Riverside, and a boardwalk and trail system winds through the community. Costco, the Towne Centre shops, Roper St. Francis Hospital, a Charleston County library branch, and Charleston National Golf Course are all within about ten minutes.

Schools

Carolina Park is served by Charleston County School District. Carolina Park Elementary is inside the community, and older students are zoned for Wando High School. Oceanside Collegiate Academy, a public charter high school, is also nearby. School zones can change, so confirm the assignment for a specific address with Charleston County School District before you buy.

Over the past 12 months, the monthly median sale price ranged from about $870,000 to $2.2 million, depending on how many Riverside homes sold that month.
