One of the most common questions I get from homeowners is:

“When is the best time to sell in Charleston or Mount Pleasant?”

Good news: Our market is active year-round.
Better news: Certain windows tend to give you a slight edge.

Here’s how seasonality really works in the Charleston area.

Spring (March–May): Prime Time

Spring is traditionally the strongest selling season.

Why it’s powerful:

  • Families planning ahead for summer moves

  • Nicer weather = better showings

  • Yards, trees, and landscaping look their best

  • More buyers in the market at once

If you’re aiming to maximize exposure, spring is an excellent choice.

Early Summer (June–mid-July): Busy, Especially for Families

Many closings hit in June and July, especially for:

  • Families changing school districts

  • Relocators timing moves with kids’ schedules

There can be slightly more competition (more listings), but also more active buyers.

Late Summer (Late July–August): Still Solid, Slightly Hotter and Slower-Feeling

The market doesn’t stop — but:

  • Some buyers travel

  • Some families feel locked into plans already

Well-prepared, well-priced homes still sell great in this window.

Fall (September–November): The Underrated Sweet Spot

Fall is one of the best-kept secrets in Charleston real estate.

Why:

  • Temperatures cool down

  • Serious buyers remain active

  • Relocators often target Q4

  • Homes show beautifully in softer light and milder weather

If you want strong buyers without peak-season chaos, fall is excellent.

Winter (December–February): Fewer Buyers, but Very Serious Ones

Yes, it’s slower — but:

  • Corporate relocations still happen

  • Life events still happen (new jobs, new babies, downsizing)

  • Inventory is often at its lowest → less competition

If your home shows well and is priced correctly, you can still get great results in winter.

So… When Should You List?

It depends on:

  • Your move timeline

  • Your home’s condition and readiness

  • School schedules (if applicable)

  • Personal life events
